2026 Update: Vietnam records 478 operational industrial parks with record-high occupancy rates

According to a report by the Ministry of Finance of Vietnam on the nationwide development of industrial parks (IPs) and economic zones (EZs), the number of established and operational industrial parks has reached a substantial scale, accompanied by historically high occupancy rates.

Specifically, statistics from the Foreign Investment Agency (under the Ministry of Finance) indicate that Vietnam currently has 478 established industrial parks, comprising 421 IPs located outside economic zones, 49 IPs within coastal economic zones, and 8 IPs within border-gate economic zones. These industrial parks cover a total natural land area of approximately 145.97 thousand hectares, generating an industrial land bank of around 101.6 thousand hectares.

Among the established industrial parks, 324 IPs are currently operational, with a total natural land area of approximately 95.7 thousand hectares and an industrial land area of around 68 thousand hectares. Meanwhile, 153 industrial parks are under construction, covering a total natural land area of about 50.46 thousand hectares, which are expected to generate an additional industrial land bank of approximately 32.6 thousand hectares in the coming period.

Nationwide, the total leased industrial land area within industrial parks has reached around 54.1 thousand hectares, translating into an overall occupancy rate of approximately 53.72%. When considering operational industrial parks only, the average occupancy rate rises to about 78.8%.

Out of the 324 operational industrial parks, 298 have installed centralized wastewater treatment plants that meet environmental standards, accounting for around 92% of the total and fully complying with targets assigned by the National Assembly.

In addition, 26 border-gate economic zones have been established across 21 provinces and centrally governed cities with land borders, covering a total area of approximately 766,000 hectares. Meanwhile, 20 coastal economic zones have been set up in 18 coastal provinces and centrally governed cities, with a combined land and water area of around 891.5 thousand hectares.
