Vietnam Industrial Park Update 2025

According to official statistics from the Foreign Investment Agency (Ministry of Finance), Vietnam currently has 478 established industrial parks (IPs), comprising 421 IPs located outside economic zones, 49 IPs within coastal economic zones, and 8 IPs within border-gate economic zones. These industrial parks cover a total natural land area of approximately 145.97 thousand hectares, generating an industrial land bank of around 101.6 thousand hectares.
Among the established industrial parks, 324 IPs are currently operational, with a total natural land area of approximately 95.7 thousand hectares and industrial land of about 68 thousand hectares. Meanwhile, 153 IPs are under construction, covering a natural land area of approximately 50.46 thousand hectares, and are expected to add around 32.6 thousand hectares of industrial land in the coming period.

In addition, the total leased industrial land area nationwide has reached approximately 54.1 thousand hectares, corresponding to an average occupancy rate of about 53.72%. When considering operational industrial parks only, the occupancy rate is significantly higher, at approximately 78.8%.
Among the 324 operational industrial parks, 298 parks have installed centralized wastewater treatment systems that meet environmental standards, representing a compliance rate of around 92%, in line with the targets assigned by the National Assembly.
To date, 26 border-gate economic zones have been established across 21 provinces and centrally governed cities with land borders, covering a total area of approximately 766,000 hectares. In parallel, 20 coastal economic zones have been developed in 18 coastal provinces and centrally governed cities, with a combined land and water area of around 891.5 thousand hectares.
Three Emerging Industrial Mega-Hubs
Bac Ninh, Ho Chi Minh City, and Dong Nai have emerged as three new industrial mega-hubs in Vietnam. Following the integration of administrative boundaries and the consolidation of industrial parks from neighboring provinces, these localities now host a large concentration of industrial parks, positioning them as strategic nodes for investment attraction.
The following section provides a detailed assessment of the industrial park landscape in these three provinces and cities after administrative consolidation.
List of Industrial Parks in Ho Chi Minh City (Post-Consolidation)
Following administrative consolidation, Ho Chi Minh City now hosts a total of 66 export processing zones and industrial parks, with significantly expanded scale and development potential.
During the 2025–2030 period, the city aims to attract USD 20–21 billion in investment capital, with a strategic focus on high-technology industries, high value-added manufacturing, and environmentally sustainable sectors.

List of Industrial Parks in Dong Nai Province (Post-Consolidation)
Dong Nai continues to reinforce its position as one of Vietnam’s leading manufacturing hubs. Following administrative consolidation, the province has 81 industrial parks under master planning, of which 59 industrial parks have been officially established, with a total land area of approximately 21,700 hectares.
The post-consolidation restructuring of the industrial park system has helped reduce functional overlaps, while expanding the supply of ready-to-use industrial land, particularly for high-technology and advanced manufacturing sectors.

List of Industrial Parks in Bac Ninh Province (Post-Consolidation)
Following the merger of Bac Ninh and Bac Giang into the new Bac Ninh Province (effective 1 July 2025), the province now hosts 32 industrial parks with a combined land area exceeding 10,384 hectares. This portfolio comprises 16 industrial parks from the former Bac Ninh Province and 16 from the former Bac Giang Province.
As a result, Bac Ninh has consolidated its role as the largest electronics and high-technology industrial hub in Northern Vietnam, supported by the rollout of new industrial park projects such as Song Mai – Nghia Trung, alongside the integration of smaller industrial clusters into larger industrial parks to enhance planning efficiency and management effectiveness.
