The north of the Industrial Park borders Ap Hong village, Dong Lo commune; Xuan Hoa village, Huong Mai commune; The south borders DT398 and cultivated fields in Tien Son, Trung Son, and Huong Mai communes; The East borders the current population and cultivated fields of Dong Quan village; The West borders Provincial Road 398B and the cultivated fields of Dong Lo commune.
In terms of nature, Hoa Yen Industrial Park is a multi-industry integrated industrial park with modern and advanced technology, mainly processing, manufacturing, production, and assembly industries; has high technical properties, an environmentally friendly industry.
Along with that, attract industries following the province's industrial development orientation such as processing industry and consumer goods production; Production, assembly, and manufacturing industry: electricity, electronics, refrigeration, information technology; mechanical industry, production, assembly, machine building, and automation.
According to the spatial organization solution, the factory area has an area of about 157 hectares, accounting for 61.1% of the total industrial park area. The service area has an area of 5.57 hectares, accounting for 2.2% of the total industrial park area. The technical infrastructure area has an area of 4 hectares, accounting for 1.6% of the total industrial park area. The green area and water surface have an area of 34 hectares, accounting for 13% of the total area of the industrial park.

Currently, there are 6 basic industrial parks with completed infrastructure, of which, 3 industrial parks are 100% filled, including Dinh Tram, Song Khe - -Noi Hoang, and Van Trung; Hoa Phu industrial park is 89.1% occupied; Viet Han Industrial Park is 89.16% occupied; Quang Chau industrial park is 92.9% occupied. There are 2 industrial parks under construction: Tan Hung Industrial Park is filled with 54.04%; Yen Lu Industrial Park is filled with 4.37%.
